The Owner wants to demolish the existing one-storey dwelling in order to construct a three-storey, 6-unit apartment building, as shown on plans filed with the Committee.
In order to proceed, the Owner requires the Authority of the Committee for Minor Variances from the Zoning By-law as follows:
- To permit 1 parking space per dwelling unit, whereas the By-law requires a minimum of 1.2 parking spaces per dwelling unit.
- To permit a reduced easterly interior side yard setback of 4.0 metres, whereas the By-law requires a minimum easterly interior side yard setback of 5.0 metres.
- To permit a reduced westerly interior side yard setback of 3.0 metres, whereas the By-law requires a minimum westerly interior side yard setback of 5.0 metres
- To permit a reduced total landscaped area of 29%, whereas the By-law requires a minimum total landscaped area of 30%.
